SUMMARY
A large entertainment and real estate development company is seeking a construction accounting professional in their Las Vegas office.

RESPONSIBILITIES
General Ledger:
Prepare and input recurring and non-recurring journal entries. Prepare monthly supporting schedules and perform general ledger account analyses and reconciliation's. Prepare reconciliation's of bank account statements to the general ledger. Prepare job cost report summaries and postings to the general ledger. Prepare reconciliation's of job cost reports to the general ledger. Review GAAP accounting treatment for development costs included in job cost which should be period expensed or amortized to the income statement.

Job Costing:
• Responsible for job cost accounting reporting for all development expenditures.
• Monitoring of costs against development budget and reporting of variances.
• Preparation of monthly variance report including explanation of variance.
• Organize and attend monthly meetings with development and construction managers to review estimated costs at completion, budget, incurred to date and forecasted cash flow of development expenditures.
• Preparation and submission of monthly loan draws to construction lender.
• Preparation and submission of information for monthly equity draws for capital contributions from members of the Owner.
• Interface with lender regarding draw requests and providing other information as requested by the lender.
• Preparation of various financial analyses of job cost information as requested by senior management
• Maintain and support the Timberline Accounting and Job Cost system
• Create and format Timberline reports unique to the development and needs of financial management, development management and construction management.

This position is expected to maintain proper financial controls over the development expenditures, including monitoring adherence to approved business plan, proper recording and classification of costs. In addition, this individual is expected to comply with information and analysis requests in order to provide meaningful financial information upon which ownership and management can make decisions.

Accounts Payable:
• Input of commitment costs for development expenditures from contracts and agreements.
• Ensure commitment documents submitted to accounting are completed in accordance with established policies and procedures.
• Verify math accuracy of vendor and contractor payment requests.
• Verify vendor invoices are approved for payment in accordance with established payment authorization policies.
• Verify expense reports are prepared and approved for payment in accordance with established T&E expense report policies.
• Ensure certificates of insurance and applicable endorsements in accordance with establish policies and commitment documents are submitted prior to payment of amounts to any contractors and consultants.
• Prepare payments of authorized invoices.
• Ensure payments to contractors and consultants are made in accordance with terms of contract documents.
• Ensure receipt of completed lien releases for contractors, sub-contractors and material suppliers who have furnished preliminary lien notices.
• Verify existence of un-expired contractor's license for contractors submitting payment requests.
• Ensure receipt of completed Form W-9 from all vendors prior to payment to the vendors.
• Process and verify accuracy of annual Form 1099 to all vendors

Cash Management:
Prepare cash balance reports, loan balance and status reports, and monthly cash flow reports comparing actual to budget. Investigate and report explanations for variances between actual and budget. Prepare reports to lenders as needed.

Reporting:
Prepare monthly, quarterly and annual financial statements and forecasts for management and lenders.

QUALIFICATIONS
- Construction accounting experience within one of the following environments is a must; entertainment, hotel/casino or large residential development
- Timberline experience
